                                                     TENANT INFORMATION

 

Make sure to put the utilities into your name before the start of the lease period. It is typically cheaper to have the Utilities just switch the service into your name (even if the service will start a day or two before you move in) than to pay a hook-up fee. If you do not connect the utilities by the first day of the lease, an additional charge of $50.00, per utility, is billed to you by the landlord.

  • No smoking on the premises.

  • No pets allowed, not even to visit, without written permission from landlord.

  • Rent is late after 5:00 pm on the 3rd day of the month. (unless you pay on the 15th, then after the 17th it is late) If late, a 10% late fee is applied and is to be paid within 10 days of notice in a separate check (or cash) from the rent check. The rent can be dropped off at 426 Main Ave. in Brookings.

  • Rent is to be paid in the form of ONE check, if not, the fee for multiple checks is $10.00 per check. (does not apply to late fees)

  • Use only approved outdoor furniture.

  • The use of grills or grilling equipment is prohibited on porches or under any overhanging portion of the property.

  • All garbage and personal items in the yard must be picked up by the end of the day on Sunday each week.The mowing service (if applicable) comes on Monday to cut the grass.Picking up garbage or moving personal items (ie lawn chairs, grills, bikes, etc) will result in an additional charge that will be no less than $25.

  • The premises must be kept in a clean, safe and sanitary condition at all times.If the landlord deems otherwise, a cleaning service will be used at the expense of the tenant.If the situation continues or the landlord has to use a cleaning service more than once, the landlord may elect to contract the services of a cleaning company on a reoccurring basis for the remainder of the lease.

Tenant is responsible for:

  • Snow removal within 12 hours (if applicable)

  • Mowing the lawn (if applicable)

  • Raking of leaves and disposing of them by November 15th

  • Leaf bags are available at grocery stores. Please note that the city does not pick up leaves that are not in these ‘prepaid’ bags.

*If you live in an apartment building or have the ‘Lawn and Snow’ program,  the above named  would be the responsibility of the landlord.
